Overview & Challenge

Heating Empty Rooms Is Expensive

Meridian's towers ran HVAC and cleaning on fixed schedules while actual occupancy swung between 20% and 80%. Energy bills climbed, tenants complained about cold popular zones, and nobody could prove which floors needed what.

Badge data was too coarse and Wi-Fi tracking raised privacy flags with the works council. They needed truth about space — without tracking people.

Approach & Solution

Counts, Never Identities

We deployed edge devices on existing cameras that count occupants and measure dwell — then discard every frame. Only anonymous zone counts leave the device. The works council approved the design before rollout.

  • On-device inferenceFrames analyzed at the camera; metrics only, no video stored.
  • BMS integrationLive counts drive HVAC setpoints and cleaning routes.
  • Tenant dashboardsEach tenant sees their own floors — and their savings.
